Why inspect before possession
No refund after possession
Punjab RERA has held that a buyer who accepts possession can't later ask for a refund. Check first, then sign.
5 years to report defects
Under RERA Section 14(3), the builder must fix structural and workmanship defects reported within 5 years of possession. A dated report is your evidence.
Check the occupancy certificate
Punjab RERA has ruled that offering possession without an occupancy certificate is illegal. We can review your possession documents too.

How much does it cost?
It depends on the service and the size of your flat. Message us on WhatsApp with your project and flat type and we'll send you a clear quote. Early customers get a founding offer.
When should I book a Handover Check?
As soon as the builder sends your possession offer letter, and before you sign the possession acceptance. If you've already taken possession, an inspection is still useful: defects reported within 5 years must be fixed by the builder.
Will my builder allow an inspector?
Most buyers can bring someone along for the walk-through. If the builder refuses entry before possession, ask them to put it in writing, and we can inspect immediately after possession instead.
Do you damage anything or certify the structure?
No. The inspection is non-destructive: visual checks, tapping, meters and testers. We check finishes, services and visible defects inside your flat. Structural certification can only be given by a licensed structural engineer.
Who keeps my keys under ZeroWorry Care?
We do, with a signed key receipt. Every visit is logged with dated photos, and nobody enters your flat without a reason recorded in your report.
Do you collect the rent?
No. Rent goes directly from the tenant to your bank account. We track it and remind the tenant, but we never hold your money.
Do you guarantee rent?
No. We reduce risk with tenant screening, police verification, a proper agreement and regular checks, but we don't offer rent guarantees.
Are you connected to any builder or dealer?
No. We work only for buyers and owners, and never take payment from builders for inspecting a buyer's flat.
